A boutique office building in the heart of Denver’s Cherry Creek shopping district, designed to maximize value on an exceptionally constrained site. Limited developable area and strict bulk-plane restrictions demanded creative massing and multiple test fits to explore potential land use options.

We worked closely with the client to evaluate development strategies, support tenant and investor outreach, and navigate a complex entitlement process—including a traffic variance and zone lot amendment—aligning financial, regulatory, and design objectives to realize a compact yet distinctive addition to Denver’s urban fabric.
